What is a property media network?

A property media network is a media ecosystem built from the physical and digital assets of a property portfolio, screens, common areas, apps, WiFi, resident and visitor communications, sold as connected advertising and partnership inventory.

Property already produces the ingredients of a media business: footfall, dwell time, repeat visits, known residents or tenants, and communication channels nobody treats as inventory.

How it works

Property Media Network in practice.

The component parts, in the order they usually need to be addressed.

01

Asset audit

Every surface across the estate is inventoried: digital screens, static sites, lifts, car parks, lobbies, apps, portals, WiFi journeys and resident communications.

02

Audience definition

Footfall, dwell, tenancy mix and journey patterns are converted into audience descriptions that a media buyer recognises and can plan against.

03

Inventory and technology

Surfaces become priceable units, with content management, scheduling, programmatic DOOH connectivity and proof of play where the buyer requires it.

04

Commercial structure

Sales route, pricing, partner and concession models, and revenue share with occupiers or operators are defined before the first campaign runs.

Common misreadings

What property media network is not.

  • It is not simply installing screens, hardware without inventory definition or demand produces cost, not revenue.
  • It is not limited to retail schemes; residential, mixed-use, logistics and office estates all qualify.
  • It is not a replacement for the property business; it is an additional revenue layer on assets already owned.

What is a property media network?

A property media network is a media ecosystem built from the physical and digital assets of a property portfolio, screens, common areas, apps, WiFi, resident and visitor communications, sold as connected advertising and partnership inventory.

Who earns the revenue, owner, operator or occupier?

That is a commercial design decision and needs to be settled early. Most workable models share revenue between owner and operator, with occupier participation where their audience or space is used.

Does this require new capital expenditure?

Not necessarily. Existing screens, apps, communications and spaces usually support a first revenue phase; capital investment is better justified once demand is demonstrated.

How this applies to your sell side

From definition to revenue.

Property Media Network is one layer of a sell side revenue system. Quintworx connects it to your inventory, audience data, direct sales and programmatic demand, so the concept becomes commercial infrastructure rather than theory.

Definitions are where the commercial model starts.

Quintworx works on property media network as an architecture problem, not a product purchase.
